Berkshire Hawthorne Financial Services is an equity line for renters. We ar a residential financial service company that assists our members with an array of money saving benefits. In the event of unforeseen circumstances, Berkshire Hawthorne Financial Services provides its members with assistance. Whether you are renting short or long term, we are here to assist you. There are many benefits associate with being a member. We are dedicated to you, the member by providing incentives to give you peace of mind. As a member, you will receive benefits such as relocation services, moving expenses, just to name a few. Our quality customer service and incredible member incentives were created to provide you with peace of mind.


Founded in 2007, we are established to assist individuals and families during times of financial hardship. Our service is available to members who reside in apartment homes. We are committed to empowering our members with valuable financial security. Individuals and families have the comfort and security of knowing their equity pay coverage includes an array of services which will assist them with rent, deposits, applications, relocation, and earn free rent program. Our goal is to educate our members by maintaining their stability and giving them a piece of mind. Our commitment to the apartment community is simple -- maintain tenant occupancy, while reducing turnover and eviction rates. We offer comprehensive services to provide security among tenants and their landlords. We are the only company of its kind which has a very dedicated following of members. Our target market is the metro Atlanta apartment communities and its surrounding cities. We are seeking apartment communities that are interested in decreasing turnover and eviction rates. How Large Is The Rental Market?

The number of renters has drastically increased since 1997 due to market behavior and the pandemic. 20 years ago, there was approximately 2,000 evictions in the City of Atlanta. Due to the recent pandemic, these number are expected to increase. According to previous census data, there was an estimated 128.2 million housing units. 33.9 million units are being occupied by renters each year. This is 26% of all housing units. On average, a housing unit has 2 renters of renting age. This equals approximately 17 million renters in the Unted States. There are 3.8 million vacant units in the Unites States. Imagine what the rental market is analytics are today.

What is the national vacancy rate?
The national vacancy rate from 2007 to 2009 was 9.8%. That is over 1 million vacant units. In summary, the rental market is very large and will continue to strengthen. We will see the rental market increase in size within the next few years. Expect to see more rental housing units on the market due to home foreclosures, impacts from the pandemic, immigration, organic population growth and a potential downturm in the housing market.

  • How can Berkshire Hawthorne Financial Services help renters who are members?

    By avoiding eviction if rental assistance is needed after six consecutive months of membership. We also assist with security deposits and other fees associated with moving into a new apartment after six consecutive months of membership.

  • How can Berkshire Hawthorne Financial Services help apartment communities?

    We offer an affordable option for Tenants to remain in their apartment and new Tenant interests. This will provide an increase in your occupancy rate.

  • How does it work?

    As an active member for a minimun of six consecutive months, if you experience financial hardship that makes you unable to make your rental payment, Berkshire Hawthorne Financial Services will pay one month of your rent. We work directly with the apartment community manager to ensure eviction is not an option. Berkshire Hawthorne Financial Services also assists with future security deposits and other relocation fees.

  • What if I miss a membership payment?

    Being an active membe has many perks. If you miss a payment beyond the 3 day grace period, you are unfortunately no longer an active member.

  • Do I get a refund if I miss a payment?

    Unfortunately all previous payments are non-refundable.

  • What does Berkshire Hawthorne Financial Services expect from our apartment communities?

    Help us grow! Refer us to other apartment communities and allow us to help others.

  • What is EP Pay and how do I sign up?

    EP Pay is a Berkshire Hawthorne platform that covers renters and homeowners for coverage and provides protection for lessees who are renting. Bilisi 28 and X/Capital28 are investment groups. We pay rental payments on our members' behalf. Signing up is simple: contact a rental agent at Berkshire Hawthorne. Our leasing agents' team will complete a membership form to help get you enrolled.

  • What is Equity Pay?

    Equity Pay is a third-party escrow account set aside for emergency evictions. All payments enable renters to prefund all or part of the annual rent to the landlord or apartment community sponsored by X/Capital28, then submit monthly rent payments on behalf of the renter to the landlord or building leasing department.


    The service fee to use Equity Pay is 2.5% of the Equity Pay balance (the total amount of rent being funded).

  • How can I sign up with Equity Pay?

    Please contact your building’s leasing team directly to request that they fill out an Equity Pay referral form on your behalf. This referral lets us know the Equity Pay balance required for your lease and when to start sending rent payments. You can also sign up directly to mitigate the risk of eviction as a member.


    Please note that the application on our website www.Bilisi28.com is for Rent or Deposit Coverage, not Equity Pay.


    After your building has submitted an Equity Pay referral for you, you will be asked to sign our Terms & Conditions. We will then send you an invoice with instructions on how to wire payment to us. When your wire payment has arrived, we will confirm with you and the building that you’ve funded your Equity Pay balance successfully. The first rent payment and monthly rent payments thereafter will be disbursed according to the requirements of your Equity Pay referral.


    *Your building or you as a member must be signed up with Bilisi28 and the Equity Pay product specifically in order for you to use Equity Pay. Not all buildings that are enrolled with us for Equity Pay to help mitigate the risk of evictions or Coverage for Deposits with Equity Pay Program Assistance.

    • Rent Coverage: to help you qualify for an apartment without a personal guarantor and mitigate the risk of eviction Deposit 
    • Assistance: to reduce a traditional security deposit and lower your move-in costs. 
    • Lodging and Relocation Services.
  • Rent Coverage

    Our Rent Coverage functions as a traditional insurance policy, but the landlord is the beneficiary. The renter buys the policy to qualify to rent an apartment they may not otherwise qualify for, and the policy insures the landlord for the term of the renter's lease.


    Rent Coverage can be used in parallel with a cash security deposit or our Deposit Coverage product.


    The cost is generally between 30% - 120% of one month's rent. This is a one-time fee to purchase the policy, which covers the term of one lease. Please note that your landlord may require you to purchase another Rent Coverage policy upon renewing your lease.

  • My lease is shorter/longer than one year. Can I purchase a policy for the exact duration?

    No, unfortunately, we only offer a 12-month term, but you can cancel and receive a prorated refund for unused member rent coverage. Policies will renew automatically each year unless you contact our partner, X/Capital28, to cancel your membership. Please contact their customer service to discuss the best plan for you by emailing the member contract agreement or contacting one of our agents directly.
